Ongoing Owner Advisory - Monthly Retainer

Weekly Owner and Property Management Company Call — $1,000/month

Up to 8 hours/month of focused consulting, scheduled calls, email support, document review, and ongoing guidance. Includes one scheduled call each week with ownership and the property management company to review operating performance, priorities, obstacles, and projects. Includes post-call review reporting, progress tracking, and a written recap identifying action items, responsible parties, and next steps.

Recommended for: Owners who want consistent oversight and accountability while maintaining and improving relationships with their existing property management company.

Advisory and Review Services

Introductory Call — FREE

A quick discussion of your property or portfolio, the challenges you’re facing, and what you want to improve.

Advisory Consultation — $125

A focused 60-minute consultation addressing a specific operational, financial, staffing, or ownership concern.

Additional Consulting — $125/hour

Research, analysis, meetings, document review, recommendations, and implementation support outside a defined package.

Financial and Operations Review — $750–$1,250

Review of property financials and key operating indicators, with observations and prioritized recommendations.

Quarterly Performance Review — $1,500–$2,500

Quarterly review of financial results, occupancy, collections, leasing, expenses, and progress on prior action items.

On-Site Property Performance Services

Travel expenses are billed separately when applicable.

Full Operational Audit — $1,500–$2,500

Review of staffing, leasing, resident retention, collections, maintenance, turns, reporting, workflow, and online reviews, followed by a written report.

Distressed Property Turnaround Plan — $3,000–$5,000+

Assessment of an underperforming asset and creation of a focused 30-, 60-, or 90-day stabilization plan.

Leasing Consulting — $1,000–$2,500

Virtual and on-site guidance for leasing consultants, including in-person situational training on relationship building, closing, and follow-ups. Focused on technique, pricing, concessions, traffic, marketing, staffing, follow-up, and performance reporting.

Capital Improvement Planning — $1,500–$3,500

Prioritization of capital projects, renovation strategy, operational impact, and return-on-investment considerations.

Market and Rent Analysis — $500–$2,500

In-person analysis of comparable properties, including market rents, concessions, occupancy, amenities, and competitive positioning.

In-Person General Analysis — $125/hour

Evaluation of daily operations, office and maintenance staff, and general property operations, with an overview of strengths and potential areas of improvement.

Acquisition and Financial Services

Acquisition Review — $1,500–$3,000

On-site tour plus operational and financial review of a prospective acquisition, including identifiable risks, opportunities, and transition considerations. Plus applicable travel costs.

Due Diligence Support — $2,000–$5,000+

Review of rent rolls, reports, staffing, operations, lease files, property condition information, and management practices. Plus travel costs if necessary or requested.

Annual Budget Review — $750–$1,500

Review of revenue, payroll, operating expenses, occupancy assumptions, capital needs, and supporting budget narratives. Send a proposed budget draft for analysis and feedback.

People, Process, and Leadership Services

Staffing Assessment — $750–$2,000

On-site and financial review of organizational structure, staffing levels, responsibilities, payroll allocation, coverage, and performance gaps.

Leadership Coaching — $300–$750/session

Individual coaching for property managers, regional managers, or other operational leaders.

Team Training Workshop — $1,000–$3,000

Customized training in leasing, customer service, budgeting, accountability, leadership, or operational execution.

Mystery Shopping Review — $200/shop

Independent review of phone, online, or in-person leasing performance with feedback and coaching recommendations.

Interim Regional Support — $800/day - $3,500/week

Temporary senior-level oversight during vacancies, acquisitions, transitions, or periods of operational instability. Plus travel expenses, if applicable.

On-Site Consulting

Full Day On Site — $800

Up to eight hours of on-site consulting, assessment, meetings, training, or implementation support.

Weekly Support — $3,500

Up to 40 hours of on-site consulting, assessment, meetings, training, or implementation support.

Engagement Terms

  • Pricing is a general guide and may vary based on property size, portfolio size, travel, urgency, available documentation, and engagement complexity.

  • Travel time, airfare, lodging, mileage, and other approved expenses are billed separately when on-site work is required.

  • A written scope of work will identify deliverables, timing, client responsibilities, and final pricing before services begin.

  • Legal, tax, appraisal, engineering, and licensed brokerage services are not included unless separately provided by a properly qualified professional.
